Vogel Centre - Highrise

Project Brief

Mainzeal is the Design & Build main contractor for the Vogel Centre, located in Thorndon Wellington. Stage 1A encompassed the construction of a new seven-level podium building of around 17,660 m² which is joined via an atrium space to the existing Vogel Building. Some work to the existing tower was undertaken to allow connection of the atrium but later stages saw its refurbishment, extension and re-cladding. The integration of the two buildings has provide large podium floors of approximately 4,000m².

The building has piled, capped foundations, massive shear walls and ladder frames, and precast concrete flooring. There is a five-storey atrium linking the new to the old through a series of bridges. The exterior is clad in GRC, zinc and Alucobond panels with punch windows.

The project was approximately 50% complete when a variation was introduced to achieve a level 4-star Green Star rating under the NZGBC Office Design rating tool. An intensive review of potential Green Star points against implications ensued and the end result was that the ESD features were incorporated with no time implications.

Mainzeal undertook both the base build for the owner and the fit out for the tenant. This produced efficiencies in programme and resources, reduced rework and waste, and its protected guarantees. The tenant was operational on its first floor one week after Practical Completion of the base build.
