Project Brief

This project involved the construction of 221 apartments in six individual five-to seven-storey buildings, and 90 apartments in a nine-storey building above a three-level car park and retail podium.

The structural design of the apartments varied between the buildings, but each structure was essentially a precast concrete wall frame with concrete flat slab floor infills. Structural steel and timber framing provided the balance of the structural component. A staged approach to the construction was employed to make best use of the cranes on site.

As City Rd and Liverpool St are two of the steepest streets in the city, long and heavy loads of precast concrete and steel were not an option. This restriction, combined with awkward access, meant “on to it” and “just in time” planning of deliveries and management were needed. As there were no on-site storage areas for the components, they were craned straight into position.

The apartments have been architecturally finished to a modest, functional design, with designer hardware, tiled bathrooms, balconies and painted wall finishes throughout. Overall, the complex has made full use of the site, providing a ’60s retro-look development in central Auckland.
