Project Brief
Newmarket’s Two Double Seven reinforces a new design direction for retail shopping centres. The project, which Mainzeal was awarded in a design-and-build tender, focuses on the appeal of Newmarket’s main street shopping precinct. Rather than provide a typical, boxed-in suburban mall, the design follows worldwide trends towards open, flowing retail centres that utilise natural light and space.
To provide quality retail space on the interior, the design includes major voids filled with natural light, and malls connected vertically by escalators, which provide the major articulation points in the complex.

There were three key elements to the building programme. A new three-storey structure was built, the existing mall was refurbished, and a car park deck altered to provide retail space fronting onto Morrow Street.
All works were carefully carried out around the centre’s requirements, and often involved sequential progressing of the construction. Design details were prepared progressively during the construction phase and sometimes were varied extensively to suit changes in the retail requirements. All details were reviewed for durability and functionality, and priced to ensure budgets would be achieved.
